Buildforma, LLC (“Buildforma,” “we,” “us,” or “our”) operates the Buildforma platform, a pre-development intelligence platform for multifamily real estate developers. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our platform, tools, and services.

By accessing or using Buildforma, you agree to the terms of this Privacy Policy. If you do not agree, please do not use the platform.

Information We Collect

Information You Provide Directly

• Account Information: When you create an account, we collect your name, email address, and password (stored in hashed form via Firebase Authentication).
• Payment Information: Subscription payments are processed by Stripe, Inc. Buildforma does not store your credit card number, bank account details, or other financial credentials. Stripe’s privacy policy governs the handling of your payment information.
• Project Data: Information you enter into Buildforma tools — including project names, unit counts, cost assumptions, market selections, and financial inputs — is stored locally in your browser (localStorage) and, where applicable, in your account profile.
• Feedback: If you submit feedback through our feedback form, we collect the content of your message, your selected category, and optionally your email address if you choose to provide it.

Information Collected Automatically

• Usage Data: We may collect information about how you interact with the platform, including pages visited, features used, and time spent on the platform.
• Device Information: Browser type, operating system, and IP address may be collected for security and platform optimization purposes.
• Session Data: Your API key (if provided for AI-powered tools) is stored in sessionStorage only — it is never transmitted to Buildforma servers and is cleared when you close your browser.

How We Use Your Information

We use the information we collect to:

• Provide, operate, and maintain the Buildforma platform and its tools
• Process your subscription and manage your account
• Send transactional emails related to your account and subscription
• Respond to feedback and support requests
• Improve platform features, tool accuracy, and user experience
• Detect and prevent fraud, abuse, or unauthorized access
• Comply with applicable legal obligations

We do not sell your personal information to third parties. We do not use your project data or financial inputs for advertising purposes.

Sharing of Information

We may share your information with the following categories of third parties:

• Firebase (Google LLC): Authentication and user account management. Governed by Google’s Privacy Policy.
• Stripe, Inc.: Payment processing. Governed by Stripe’s Privacy Policy.
• Anthropic, PBC: AI-powered tool outputs are processed via the Anthropic API. Inputs you provide to Buildforma tools may be transmitted to Anthropic for processing. Anthropic’s Privacy Policy governs their handling of this data.
• Cloudflare, Inc.: Website hosting and content delivery. Cloudflare’s Privacy Policy governs their data practices.
• Formspree: Feedback form submissions are routed through Formspree. Formspree’s Privacy Policy governs their handling of submitted data.

We may also disclose your information if required by law, court order, or governmental authority, or if we believe disclosure is necessary to protect the rights, property, or safety of Buildforma, our users, or the public.

AI-Generated Content & Third-Party APIs

Buildforma tools use large language models provided by Anthropic, PBC to generate estimates, analyses, schedules, market intelligence, and other outputs. When you use these tools, the inputs you provide — including project details, market selections, and financial parameters — are transmitted to Anthropic’s API for processing.

You should not enter personally identifiable information, confidential client data, or sensitive financial information (such as bank account numbers or social security numbers) into Buildforma tool inputs.

Data Storage & Security

Project data you enter into the Fieldbook and other tools is stored in your browser’s localStorage on your device. This data does not leave your device unless you are logged in and we have implemented cloud sync features (which will be disclosed at the time of implementation).

Account information is stored securely via Firebase Authentication, which employs industry-standard encryption and security practices.

We implement reasonable administrative, technical, and physical safeguards to protect your information. However, no method of transmission over the internet or electronic storage is 100% secure. We cannot guarantee absolute security.

Cookies & Local Storage

Buildforma uses browser localStorage and sessionStorage to:

• Save your active project data and tool inputs between sessions
• Cache market intelligence results to reduce API calls (cleared every 45 minutes)
• Store your API key for the current browser session (sessionStorage only — cleared on browser close)
• Maintain your authentication state

We do not use third-party advertising cookies or tracking pixels. You can clear your browser’s localStorage at any time through your browser settings, which will reset your saved project data.

Data Retention

We retain your account information for as long as your account is active or as needed to provide services. If you cancel your subscription, your account data is retained for 90 days to allow for reactivation, after which it may be deleted.

Project data stored in localStorage is retained on your device until you clear your browser storage or uninstall the browser. Buildforma does not control this data once it is stored on your device.

Your Rights

Depending on your location, you may have the following rights regarding your personal information:

• Access: Request a copy of the personal information we hold about you
• Correction: Request correction of inaccurate personal information
• Deletion: Request deletion of your personal information, subject to legal retention requirements

• Opt-Out: Opt out of any marketing communications at any time

Children’s Privacy

Buildforma is intended for professional use by adults in the real estate development industry. We do not knowingly collect personal information from individuals under the age of 18. If we become aware that we have collected personal information from a minor, we will take steps to delete it promptly.

We may update this Privacy Policy from time to time. When we make material changes, we will update the “Last Updated” date at the top of this page and, where appropriate, notify you by email or through a notice on the platform. Your continued use of Buildforma after any changes constitutes your acceptance of the updated policy.
